SMU Hughes-Trigg Student Center
The 30-year-old SMU Hughes-Trigg Student Center (HTSC) had become an underutilized and less than popular facility for students. Despite its prime location at the heart of SMU’s Dallas campus, the HTSC had faded into the background. SMU’s leadership, however, saw potential in the building and wanted it to transform into a vibrant hub for its 11,000 students, all while keeping it operational throughout the renovation.

Old Space, New Vibes
With a $30 million budget, Parkhill undertook the challenge, incorporating life safety, accessibility, and interior renovations. The result was a dynamic space that integrated modern activities and functions, including new office suites for thirteen student organizations and Student Affairs departments, a renovated theater, tiered forum meeting spaces, and revamped ballroom spaces. The transformation also introduced over 16,000 square feet of new seating areas spread across multiple floors and new dining options, including Chick-Fil-A, Cinco Taco, and Panera Bread.
Pandemic Silver Lining
To enhance the experience, Parkhill oversaw the selection and design of over $4 million in furnishings and worked with partners to develop an integrated signage and branding package. The unexpected arrival of the COVID-19 pandemic in 2020 led to temporary building closures, giving Parkhill and its partners unfettered access to the site. This allowed the team to accelerate their work and complete the project five months ahead of schedule, turning the HTSC into the bustling, welcoming space SMU had envisioned, just when students needed it most.
